After many mixed messages we signed a contract to build a home with the Pulte Group at Del Webb Southern Harmony in Murfreesboro, TN. We live out of state and that proved challenging in our discussions with Pulte. Our contract includes a backyard package (eight trees, pavers, and a gas fireplace) that costs $38,700.We finally saw the homesite in person and it is clear that we will not be able to extend our roofline and our patio if this package is installed. This was our plan to overcome a less-than-ideal lot that backs directly to another home. Our lot is quite shallow for the size of the home we are building. There is precious little space for a fireplace much less a larger patio. I placed a photo of a neighboring fireplace on google maps that shows just how problematic that fireplace becomes. It literally cuts the back yard in half as it is placed only ten feet from the house.When we discovered the problem we immediately contacted Libby Perry, the VP of Pulte. We asked that the backyard package be removed from our contract. She vehemently denied our request and stated is too late to make changes. It is our understanding that it is not too late. We were told by both our realtor and theirs that this would not be a problem as we are quite early along in the process. The house hasn't even been permitted yet.We have since appealed to Pulte's Tennessee Division President, but we have yet to hear from him. We've even offered to pay a lot premium of $25,000. Please pray for us as we move forward in this process. We're hopeful he will accommodate our request.Instead of being excited about our new home, we are sad.The web monitor has asked us to escalate to another level. We have already done that and we are awaiting a response from the Regional President.Addendum: The Regional President, the Vice President of construction, and the construction on-site manager all met and approved our request to modify our contract. We are greatly pleased that we can now move forward with our build. Thanks to all who made this happen.

What a beautiful community. The homes are great for those looking to downsize and have a primary suite on the main level. The clubhouse is incredible too! Excited to come back out, cannot compliment this community more!

My husband and I are currently building a new construction home in DelWebb’s Southern Harmony, and I’m very pleased with the overall experience. From the initial sales consultation with Amy to the construction walkthroughs, the team was professional, communicative, and dedicated to delivering a quality home. The design process was smooth, and I appreciated the flexibility they offered in customizing floor plans and finishes to suit my preferences. The project manager kept us informed at every stage of construction and was quick to address any concerns or changes along the way (although amazingly few existed!). The craftsmanship and attention to detail are evident throughout the home. The materials used were of high quality, and any minor issues found were promptly resolved. The home will be delivered on schedule and within budget, which is a huge relief. Overall, I would highly recommend Pulte to anyone considering building a new home. Their commitment to customer satisfaction and solid construction practices made this a great experience from start to finish. We have built several homes, and this was absolutely the best experience we have ever had!

We signed our contract in October 2024. It might have been a mistake.Do not use Pulte Mortgage. Terrible experience. It starts off great, and quickly goes downhill.This is NOT MOVE IN READY. You must spend months of your time getting and staying on the contractors to get anything accomplished.When you sign your contract you make a design appointment to select you finishes for your interior. Not sure if it is an option, but if I was a buyer I would skip this if I could or take the minimum. We spent time selecting stuff without really knowing how it would look in the house, you do it at their design placePhoenix Systems they go through and help you select your electronic configuration. Extra outlets, Ceiling fan locations, USB Outlets, WAPs, LED lighting, CAT 6, where TVs will go, etc.We are different owners at this time, as we live in our house in Iowa and slowly move here.ALL the problems we have at the Pulte house can only be dealt with on Pulte time and the vendor time. Not on our time.I have to schedule an appointment but if I cannot shedule an appointment and be waiting for them 24/7, then it is back to square one.Enviro-Scapes is landscaping contractor, not thought of highly by the homeowners at all.The HOA is run by First Service Residential, there are no homeowners on the HOA, it is First Service and Pulte.Right now, I am waiting on Phoenix Systems to come and install the WAPs, and the 8 port switch which I guess I have to initiate even though it is on my home contract and the price is included in my mortgage payment. Which means, I paid for something but if I did not follow up on it, nothing would happen. Just me paying for something I did not receive. Which seems to be the game.The two decent vendors AT&T who installs the internet service. I had to initiate that also.Performance Lighting and Irrigation when enviro-scapes broke my spinkler and buried another sprinkler Performance Lighting fixed it. Enviro-Scapes has buried my sprinkler for the third time after installing sod at the neighbors house.Your private information is sold almost immediately. I am getting letters with my name on it from people I have never heard of at our house in Southern Harmony. I barely know my address.Contacted tennesseeservice@pultegroup.com about the uninstalled USB outlets in our loft, they wanted a picture of it. GENIUS!!!!! These are on our contract on page 7-23 of change order 1 through change order 9.Once again, I am paying for something that is not installed and it is my fault.The water utility is Consolidated Utility District, CUD. If you have an irrigation system, your water bills will be HIGH. There is the CUD STEP, STEP = Septic Tank Effluent Pump, this is $35 base and $5 per 1000 gallons used, this is on top of the water bill. I have only had one water bill so I am still trying to figure this thing out. Some homeowners have had $1000 a month water bills, and higher.The floor outlet in gathering room is installed too deep. I could not test it during inspection and I forgot about it. The house next door also has a floor outlet but it is flush with the floor.Tennessee follows Electrical Code from 2017. Foor outlets are to be flush with the floor to 1/4". Our is 1" below.What they did was jjust attach the cover plate to the outlet box and let the outlet ox free float.The box and cover plate just pop out it is basically attached to nothing.Submit a ticket to tennesseeservice and the electrician shows up and can't really do anything.There are two types of builders, hammer swingers with no skills, and craftsmen. Pulte is hammer swingers.

Update: we’ve lived here for a year and are very happy with our decision. The neighbors are wonderful and we eagerly await the amenity center to open. The construction team was wonderful and the warranty team is very quick to follow up on issues.Southern Harmony is beautiful. We bought a lot in January and can’t wait for construction to get started. Neena was very helpful as was everyone we have dealt with. Design process was seemless.
